Im actually bothered picture 8 does not show horizontal dimension lines (civil engineer here) and that dimension lines pass through the wall axis instead of wall border (not used to thin-wall buildings).
Regardless, i agree with poster above that even considering for diminutive japanese bathrooms, closets and crazy utilities, shaft space seems excessive. On the lower right corner of pic 8 i see an unused space of about 50cm x almost 200cm. That is far more than what you need for run-of-the-mill water/wastewater/HVAC/power/gas.
Of course it is very possible the animators had sketched nagato's apartment for the anime, where these small architectural details are irrelevant and are only apparent on a careful inspection such as the one above.

Looking at it again, at the very least the floor plan in pic 10 is the finalised floor plan from KyoAni. So that part is definite legit. The other floor plans above it are probably not official.
He should spend his precious time designing real houses.

Why would she keep books read to completion? She is a "computer" so what was read is remembered in total. Also; Kyon got her a library card so in no doubt to me she borrows more often now then buys.

the 3d modeling is ok, but the texturing kinda sucks..
There's no 3D modeling, it's just the basic 3D view from ArchiCAD- just to show you what you've done so far.
Additional 3D modeling can be done in a number of other programs with hight compatibility with .pla and .pln files, but for something that's done just for fun, well...
By the way, many of the clients of the company I'm working for don't even ask for additional 3D modeling, 'cause it costs more and is more time consuming, but is completely unnecessary.

My house has a utility room that contains the HVAC system and hot water heater.
We've had plenty of Touhou Sims series in the past on Nico, so I don't see why we can't have Haruhi or K-ON ones...
speaking of sims, it'd be super awesome to just have some simple little program where you can explore these houses. maybe a little more detailed decoration, and some background on the outside. lol, that would probably keep me busy longer than it should.

That's similar to the many movies made in America during the Great Depression being filmed in (faked) rich settings.

Of course, the weird thing happened in Heroman, where the main character is living in LA, America, and is at the poverty line. Yet his house is huge by Japanese standards, but normal in the American setting.

Well, if it's a commercial package, I'd have to say Lightwave. Japanese hobbyists love the shit out of LW. If that's what he's using, he sure could have done a better job though. ;<
If it's a free package, then probably something like Blender.
At least LW has an architectural modeling plugin to make things easier. Being first and foremost a 3D modeler, I have used Lightwave to do things like model the livingroom in my new apartment to figure out where to put everything, rather than resorting to barbaric tools like pencil and graphpaper. :P
Someone should build those houses in "Second Life" and sell it for a shitload of money :)
The floor plans could also have came about after the movie was released. The movie showed the apartment in many more angles than what the TV series ever did.

i understand the concept of "suspension of disbelief", but this stretches things a bit. why isn't haruhi suspicious of nagato and her odd lifestyle/behavior?
if you were haruhi wouldn't you ask things like:
- where are your parents? do you have parents?
- who is paying for this ridiculously large apartment?
- why do you wear your school uniform on the weekends?
- what's up with biting mikuru?
- why is your washroom so complicated?
well, i guess that last one is a question for the architect.
